What happens if a tenant does not pay on time?
Rent is due on the 1st of each month and considered late after the 5th. If rent is not received:

- We exhaust all methods to recover rent, including offering payment plans, before initiating eviction proceedings.
Eviction Process:
- Initiated promptly to minimize losses but only after other recovery methods are explored.
- Typically completed within the same month as the default, unlike others who may drag on for months.
Debt Collection:
- For charges exceeding the security deposit, unpaid debts are transferred to a collection agency.

When will I receive my owner's capital funds?
Rent is due on the 1st, with late fees applied after the 5th. We disburse owner distributions between the 10th and 15th of each month, meaning you will receive funds between the 12th and 17th.
